How much does it cost to build a house in Nepal?
Most builders and engineers in Nepal quote house construction by the square foot of built-up area. In 2083 BS, market figures for an RCC framed house are roughly Rs 2,500 to 3,500 per sq ft for basic finishing, Rs 3,500 to 5,000 for standard finishing, and Rs 5,000 to 8,000 or more for premium work. Rates in Kathmandu Valley and hilly sites with difficult access are usually at the higher end.
This estimator multiplies your built-up area by the rate you choose, splits the cost into the main stages of work, and gives rough material quantities so you can plan purchases and bank loans.
How to use
- Enter the floor area of one storey in sq ft and the number of storeys. A half storey (2.5) means a partial top floor or staircase cover.
- Choose the finish quality or type your own rate from a contractor quote.
- Add a compound wall, design fee and contingency if needed.
What the stage-wise split means
The percentages show where money usually goes in a typical house: the structure (foundation plus RCC frame) takes about 40%, walls and plaster about 15%, and finishing, doors, windows and services the rest. Use it to plan cash flow between stages, for example how much you need before casting the first slab.
Frequently asked questions
Is land, naksa pass fee or furniture included?
No. The estimate covers construction only. Add municipality building permit (naksa pass) fees, land cost, furniture and connections for water and electricity separately.
How accurate is this?
It is a planning estimate, usually within 15 to 20% for ordinary houses. For a bank loan or contract, get a detailed estimate from the approved drawings using current district rates.
